About Dunbar Gardens

Dunbar Gardens is an HAKC community of about 65 homes near Denver Avenue in east Kansas City. Rent is income-based, set at about 30% of adjusted household income.

How to apply

  1. Apply through hakc.org when a waitlist is open, or in person at 3822 Summit Street
  2. HAKC runs separate lists for public housing, Project-Based Vouchers, and Housing Choice Vouchers — the HCV list has recently been closed to new applicants, so check current status
  3. You can indicate community preferences; Dunbar Gardens may be available
  4. When a matching unit is available, HAKC contacts you for an eligibility review and an offer

Rent is about 30% of adjusted household income — there is no flat market rent.

Your rights

Missouri House Bill 595 (2025) nullified Kansas City's local source-of-income ordinance and expressly allows landlords to decline Housing Choice Vouchers — so a private landlord may now legally refuse your voucher, and Missouri has no statewide protection. Federal Fair Housing protections still apply: a landlord may not refuse you based on race, color, national origin, religion, sex, familial status, or disability.

Neighborhood

East Kansas City is served by RideKC bus routes with connections toward downtown Kansas City.
