This is NYCHA public housing. Applications are not made directly to a landlord — they go through the NYC Housing Authority waitlist via the NYCHA Self-Service Portal.

About Marcy Houses

Marcy Houses is one of the largest NYCHA developments in Brooklyn — 1,705 apartments across 27 six- and seven-story buildings on 28.4 acres in central Bedford-Stuyvesant. The development opened in 1949 and is bounded roughly by Marcy Avenue, Park Avenue, Nostrand Avenue, and Myrtle Avenue.

Apartment sizes range from one-bedroom to four-bedroom units. Heat, hot water, gas, and electric are included in the rent.

How to apply

NYCHA public housing applications go through a single citywide waitlist:

  1. Visit the NYCHA Self-Service Portal and create an account
  2. Complete the public housing application — you can rank up to five development preferences (Marcy Houses can be listed)
  3. The waitlist is currently open for select household types; check current status at nycha.info
  4. Once you reach the top of the waitlist for a matching unit, NYCHA contacts you for an interview and apartment offer

Rent is calculated as 30% of your adjusted household income — there is no flat asking rent. Households earning at or below 80% of NYC Area Median Income (AMI) qualify; preference points are given to working families, veterans, and those in emergency situations.

Neighborhood

Bed-Stuy has the A, C, G, J, M, and Z subway lines within walking distance, multiple supermarkets, Restoration Plaza shopping, and a dense network of community-based organizations serving voucher families. The area has been the historic core of NYC's African American community since the Great Migration and remains one of the most voucher-experienced neighborhoods in the city.
