About this apartment

About Metropolitan Village

Metropolitan Village is a Section 202 Supportive Housing for the Elderly property at 3114 Franklin Ave, St Louis 63106. It has 147 apartments, 147 of which are subsidized (141 one-bedroom, 6 two-bedroom). Most current residents are 62 or older.

Who can apply

This program serves households where the head or spouse is 62 or older who meet HUD income limits for the Missouri area (generally at or below 50% of area median income; many buildings prioritize 30%).

How to apply

  1. Call the building at 314-531-3303 (managed by Hayes Gibson Property Services LLC) and ask whether the waiting list is open and how to get an application.
  2. Most buildings keep their own waiting list — this is separate from the St. Louis Housing Authority (SLHA) Section 8 voucher list.
  3. Submit proof of income, ID for every household member, and Social Security numbers where available.
  4. When your name comes up, the management office verifies eligibility and offers a unit.

Your rights

St. Louis previously had a local ordinance barring source-of-income discrimination, but Missouri House Bill 595, signed in July 2025, preempts and nullifies such local ordinances statewide and expressly allows landlords to refuse Housing Choice Vouchers. As a result the St. Louis ordinance is no longer enforceable, Missouri has no statewide protection, and voucher acceptance by private landlords is voluntary
