The 2026 CityFHEPS maximum rents by unit size, from $1,953 for an SRO to $6,524 for an 8-bedroom, plus how your 30% share and utilities work.
CityFHEPS pays rent up to a maximum amount called the payment standard. The amount depends on the size of the unit your household qualifies for. HRA's current CityFHEPS documents (dated January 2026) list new amounts for 2026. They are slightly lower than 2025.
2026 CityFHEPS maximum rents
| Household size | Unit | 2026 max rent |
|---|---|---|
| 1 | SRO (single room) | $1,953 |
| 1 | Studio | $2,604 |
| 1–2 | 1 bedroom | $2,734 |
| 3–4 | 2 bedroom | $2,997 |
| 5–6 | 3 bedroom | $3,753 |
| 7–8 | 4 bedroom | $4,077 |
| 9–10 | 5 bedroom | $4,689 |
These are the maximums when all utilities are included in the lease. They match NYCHA's 2026 Section 8 payment standards for new rentals.
Which year's amounts apply to you
HRA says the 2026 amounts apply to landlord packages submitted on or after March 1, 2026, or leases starting April 1, 2026 or later. Packages submitted through February 28, 2026 used the 2025 amounts (studio $2,646, 1BR $2,762, 2BR $3,058, 3BR $3,811).
How much you pay
Most households pay 30% of their gross monthly income toward rent. HRA sends your exact amount in a Household Share Letter. CityFHEPS pays the rest, up to the payment standard. Room renters pay $50 or their shelter allowance, whichever is greater.
Utilities lower the maximum
If you pay utilities such as gas or electric yourself, HRA subtracts a utility allowance from the payment standard. So a 1-bedroom where the tenant pays electric has a maximum rent below $2,734. HRA publishes the allowance tables and a landlord utility calculator on its CityFHEPS documents page.
